All applicants should demonstrate the following abilities: Bachelor’s Degree or 3-5 years’ experience in facility management; must possess and employ strong listening and interpersonal skills; Must have written and oral communications skills; Ability to follow written and oral instructions and/or directions; Skill in operating Network based PC including working knowledge of the programs Word and Excel; Ability to work independently and follow through on assignments; Ability to stand, crawl, walk and stoop; push, pull and lift or lower objects weighing up to 50 lbs. Ability to work indoors and outdoors, in wet or humid weather, and in fluctuating and/or extreme temperatures. Ability to stand and walk an average of 6 hours in an 8 hour shift; Ability to perform a variety of tasks involving walking, climbing stairs and ladders to heights greater than 12 feet, stooping, crouching and carry up to 50lbs; Ability to work under adverse situations and conditions such as; noise, fumes, dust and grass; Working knowledge of Occupational Safety and Health Administration (OSHA) construction and general safety rules, equipment and clothing requirements; Ability to perform effectively under stress with frequent interruptions, distractions, emergencies and fluctuating workloads; Ability to organize and coordinate multiple projects and assignments and establish priorities which accurately reflect the importance of the job and accomplish departmental goals and objectives; Working knowledge of types of tools, and equipment and materials of the construction and custodial trades (i.e. welders, saws, drills, trenchers, saws, carpet cleaners, wet/dry vacuums); Advanced skills and knowledge of the construction trades including plumbing, electrical, masonry, and carpentry; Working knowledge of electrical theory including AC/DC systems applications is preferred; Working knowledge of a DDC System and all related functions and parts is preferred; Training in HVAC systems is preferred; Working knowledge in Heat Exchangers and Boilers is preferred; Ability to cost estimate material time and equipment; assist in design of construction trade projects; Ability to initiate and maintain cooperative working relationships with co-workers, managers, supervisors, customers/clients, and members of the public. Maintain a positive and respectful attitude; Ability to work harmoniously and cooperatively as a team player; Ability to maintain equanimity in the face of resistance, indifference or hostility; Demonstrated ability to schedule and coordinate work projects, direct and inspect the work of vendors/contractors, and resolve any inaccuracies in workmanship and/or correct customer concerns; Ability to consistently report to work on time prepared to perform the duties of the position; Ability to come in early, stay late, work nights, weekends and holidays as necessary in order to meet the needs of the building users.
